Serviced Offices

This is a minimal fuss, 
plug and play solution that offers the most flexibility

All for one monthly bill. Perfect for clients who may need to scale up or down within a short period.

Serviced offices or ‘flexible workspaces’, provide private offices on multi-tenanted floors or fully self-contained floors. The buildings usually have shared amenities such as kitchen breakout areas. Many newer locations will provide gyms, roof terraces, even on-site bars as landlords and operators compete over the quality of their offering.

There are many reasons companies choose serviced offices; it’s a fantastic choice for any company going through a period of flux and does not know what their headcount will look like over the short, medium or long term. It’s also a good option for companies that need smaller spaces and lack the resources for workspace management. On the other end of the spectrum, many large corporations now choose amenity rich serviced offices as a way of attracting top talent.

Managed Offices

A customisable and fully self-contained space which feels more like ‘your own’

Run by a third party operator that manages the services. The fit-out, branding and furniture are rolled into one monthly fee.

There is a growing movement in Commercial Real Estate for flexible turnkey solutions, a trend that has picked up pace in recent years. Managed spaces bridge the gap between conventional leases  and serviced offices. Typically these are self-contained floors, or a whole building. The space will be designed, fit out and managed by a third party operator.

This is a great option for companies who know their headcount over the medium-long term and want a self-contained office without operational distractions.

Managed spaces are offered by Licence Agreement or Short Form Lease. In most instances they are offered between 2-5 years for an all-inclusive monthly fee.

Conventional Lease

A direct contract with 
the landlord or existing leaseholder

Typically taken on a longer-term basis, although subleases can be shorter. The tenant will be responsible for the management and fit-out of the space.

Conventional leases come in many forms; leases direct from landlords or subleases/assignments from other tenants. These offices are private self-contained floors or entire buildings, where the design & fit out is managed by the tenant. 

A typical lease is 3 years plus, however, assignments or sublets can be shorter and offer good value. 

This is a great option for companies who have the capability and resources to manage their own space and understand their headcount over the medium-long term.

With conventional leases, the rent & service charge will be payable quarterly in advance. A tenant will be responsible for paying their own business rates, cleaning, utilities and service lines. Additional fee’s such as stamp duty may be due depending on the rent amount. 

Whereas with serviced and managed options the agency fee is covered by the landlord, with conventional requirements the fee will be paid by the tenant.
